What You Actually See as a Leveled Owner

A real monthly owner statement and a real weekly revenue digest, both anonymized. Every booking, every fee, every pricing rule, itemized down to the net paid to you. This is the reporting owners switch to us for.

What a Leveled owner statement shows: every booking (check-in, check-out, nights, channel, nightly rate), every platform and cleaning cost, and the management fee as one clear line, ending in the exact net paid to you. Owners also get a weekly revenue digest with occupancy, average nightly rate, and the pricing rules running that week. Nothing bundled, nothing buried.

The Monthly Owner Statement

Most owners who come to us are switching from a manager who sent a single lump-sum payout with no explanation, or worse, a statement that quietly folded fees into the numbers so you could never quite tell what you earned versus what you were charged. We do the opposite. Below is a real owner statement from one managed property, with the owner's name, address, and guest details removed. Every line is exactly what the owner saw.

About that Airbnb fee

It comes off the top of every Airbnb booking, no matter who runs the place. Book it yourself or hire anyone else, Airbnb takes the same cut either way. It's the platform's fee, not ours. The one booking it never touches is one that comes to you direct, and that's exactly why we work so hard to earn those and stay upfront with you about it.

Every line shown, nothing buried. The bookings, the platform fees, the flat management fee, the cleaning. You can add it up yourself and land on the same net. That is the whole idea.

The Weekly Revenue Digest

A monthly statement tells you what happened. The weekly digest shows you the revenue management happening in real time. This is the same internal report our team reviews for every property, every week, so you are seeing the work, not a polished summary written after the fact. Here is a real week from a Newport Beach property.

Newport Beach 2-bedroom, week of July 6-13, 2026

Occupancy86% (6 of 7 nights booked)
Average nightly rate$539
Revenue for the week$3,236.75 across 2 bookings
Revenue per available night$462

That $539 nightly rate is not an accident. It sits well above the 1 and 2-bedroom market medians for the area, which is the point of active pricing during peak July demand. The digest also lays out exactly what is coming next for the property: floor-price adjustments ahead of the early-September surge, minimum-stay policies for the fall travel window, and holiday base-rate elevations for late November and December.

The Pricing and Care Behind the Numbers

The reason those statements look the way they do is a set of pricing rules running quietly in the background. On the Newport property above, six were active at once, and this is the kind of thing most owners never get to see:

Last-minute discountGradual, up to 40% within 21 days, to capture late demand
Orphan-gap pricing20% off on awkward 1 to 2-night calendar gaps
Booking-recency factorA 5 to 15% nudge if booking pace stalls
Day-of-week weightingMon-Thu and Sun down, Friday and Saturday up
Balanced occupancyRaises pricing as local supply tightens
Far-out premium15% premium on dates booked 60+ days ahead

Pricing is only half of it. When guests message, our 24/7 team typically responds in under five minutes, which is fast enough that Airbnb itself measures our response time in that range, and fast responses protect both your ranking and your bookings. When a property has noise sensors, smart locks, or entry cameras installed, we integrate with and manage all of them so the home is protected between stays. And we track the compliance calendar for you: STRO and permit renewal dates and TOT filing schedules, so nothing lapses on your watch.

💡
You see the work, not just the result. Between the monthly statement and the weekly digest, you always know your occupancy, your rate, the rules moving your pricing, and what is coming next for your property.

What This Costs

We are as direct about the fee as we are about the statement. Our management fee starts at 15% of gross booking revenue and is set by the commitment term you choose. A longer commitment earns a lower rate, because it lets us invest in the property with a longer runway. The sample statement above is shown at the 15% rate.

12-month commitment15% of gross booking revenue
6-month commitment18% of gross
3-month commitment20% of gross
Onboarding feeOne-time, both markets, covers photography and setup
Monthly minimumNone
Linen, tech, or maintenance markupsNone

There is a one-time onboarding fee in both San Diego and Newport Beach that covers professional photography, listing setup, and pricing strategy. Beyond the management percentage and that onboarding fee, there are no monthly minimums and no add-on charges. What you see on the statement is what it costs.

FAQ

Every Leveled owner gets a monthly statement that itemizes each booking (check-in, check-out, nights, channel, and nightly rate), every platform and cleaning cost, and the management fee as a single clear line, ending in the exact net amount paid to you. Nothing is bundled or buried. On top of the monthly statement, owners also get a weekly revenue digest showing occupancy, average nightly rate, and the specific pricing rules running on their property that week.

Two set touchpoints, plus whenever something needs your call. You get a detailed owner statement every month and a revenue digest every week. The weekly digest is the same report our team reviews internally for every property, so you see the actual revenue management as it happens, not a summary after the fact.

Yes. Our fee starts at 15% of gross booking revenue on a 12-month commitment, 18% on a 6-month commitment, and 20% on a 3-month commitment. Longer commitment, lower rate. There is a one-time onboarding fee in both markets and no monthly minimums. The sample statement on this page is shown at the 15% rate.

The sample statement shows it in full: the platform fees Airbnb charges, the management fee, and any cleaning or owner-approved expenses, offset by any reimbursements owed back to you. We do not add linen fees, technology fees, or maintenance markups on top of the management percentage. What you see on the statement is the whole picture.

We run active revenue management. The sample digest on this page lists six pricing rules working on one property at once: last-minute discounting, orphan-gap pricing to fill awkward 1 to 2 night calendar holes, day-of-week weighting, a far-out premium for dates booked well in advance, and more. Rates move with demand, not once a season.
